			<content:encoded><![CDATA[<p>Sheffield city centre will be graced with prestigious luxury apartments by around 2010. These apartments will be held in what will be the tallest building in Sheffield. This block will be a 32 storey high building situated between Arundel Gate and Peace Gardens. The price range on these flats are between £130,000 to £290,000 in phase one and £407,000 for a penthouse in the next phase. Ground work has already started on the site and actual construction of the site due to start around February 2007. in the beginning there was concerns with the construction of the 32 storey block, with the scale of the construction so close to the Victorian Town Hall and also the shadow that would be cast on the Winter Gardens  but after careful consideration Councillors gave the go ahead. The St Paul’s Tower which is what the tower is to be named is the latest phase of the £180 million Heart of the City Programme. </p>
<p>However some critics have doubts on the need of more apartments being built in Sheffield. With more and more apartments getting built and even some apartments are left standing empty there is some doubt to whether more apartment are really needed. But we at Rent a Home Sheffield Team believe that the construction of the St Paul’s Tower is a well timed asset to the city. It has been timed perfectly with the regeneration project of Sheffield’s city centre. The towers prestigious appearance and luxury apartments will attract the right sort of crowd the new “Sheffield” will need after all the regeneration projects have finished. The towers image will attract the young professionals and classier individuals who lust for the best of the best of style and attention to detail. </p>

Mr Hurst on behalf of the St Paul’s Towers said “this is our most prestigious building to date, no question about it. It will be a landmark building and carry our flag for some time to come” As said above the Rent a Home Sheffield Team think that the success of the tower and the success of the regeneration project was attracting the type of commercial development that would bring investors and individuals interested in the city.</p>

			<content:encoded><![CDATA[<p>Sheffield has just recruited a 43 year old Canadian man from Toronto, that man is Ian Bromley. He was selected on the basis of his reputation for leading economic development in both the private and public sectors in North America. Sir Peter Middleton who chairs the creative Sheffield board, describes him as an experimental and skilled professional. Ian already admitted that he had a soft spot for the UK from the previous consultancy work he did in the past years.  He also got advice from friends which he took on board, they told him that Sheffield was a safe city and also a lot of good schools in the area. </p>
<p>Ian will have an initial budget of £6 million a year, this money was funded by the central government and European regeneration funds. One of Ian’s main tasks will be to create an effective mechanism for the regeneration of the city, he has to tackle jobs which include reducing overlapping boundaries of existing organisations. </p>

<p>The Rent A Home Team believes that Ian has a difficult task ahead of him. While he is consolidating the whole regeneration team as a whole, he could create uncertainty and inefficiency, with potential investors and developers unsure which organisation to approach.  Ian on the other hand doesn’t just have to manage the regeneration project, he also has the task of marketing Sheffield not just nationally but internationally, to get the Sheffield brand known world wide. This marketing will most definitely be a huge boost to Sheffield economy and have the potential to reap huge economic rewards and status to the city. We the Rent A Home Team believe that Sheffield has the potential to be a key city with significant driving force to Britain’s economy, obviously remembering this is our opinion only.     </p>

			<content:encoded><![CDATA[<p>Sheffield united announced this week that they are teaming up with Millennium and Copthorne Hotels group for a development at Bramall Lane. They are planning to build a 149 bedroom, four star hotel. The development is set on the cherry street junction at the back of the Westfield. The hotel is set to be completed in the autumn of 2008 and construction to begin as early as the New Year. The multi million pound eight storey hotel will also include a restaurant, executive’s suites and a gym. </p>
<p>Also this hotel will be the first copthorne hotel in Yorkshire. The millennium and copthorne hotel group is an international company with a portfolio of hotels around the world. Copthorne has many hotels which include the likes of Copthorne and millennium hotel at the Chelsea village and the copthorne and millennium hotel near the Manchester united ground. </p>
<p>The rent a home Sheffield team believe that the hotel will bring a huge boost to the area while the hotel will also boost tourism due to the fact of new 4 star accommodation at tourists disposal. We believe that Sheffield is slowly starting to develop as a city, from the regeneration project and the interest of developers around the world it shows the potential the city has to offer and we believe this is the catalyst or chain reaction if you will needed to give Sheffield the boost it needs. As the developments get completed, more and more will be planned for the near future until Sheffield starts to look like Manchester or Leeds. 			<content:encoded><![CDATA[<p>Meadowhall is having the biggest revamp in its 16 year history. More shopping space is being created by adding a floor to the former sainsbury unit. They also have a major refurbishment programme which is being rolled out on the mall floor. The regeneration project has a price of £91 Million pounds. Meadowhall centre director Mohammed Dajani said: &#8220;We have invested heavily in this programme and the extensive plans are impressive to say the least&#8221; planning rules designed to protect town and city centers currently restrict out of town shopping developments from expanding externally but the changes at Meadowhall involve reshaping an existing unit to create an extra 60,000 sq ft. of retail space. </p>
<p>Two floors are being fashioned in the former sainsbury in the market street area, which will be occupied by Next and Primark, both trading over both floors. </p>
<p>Fashion retailer Primark, who are new to Meadowhall, will open a 73,000 sq ft store selling ladies wear, menswear, childrenswear, accessories and home wear. The reconfiguration which involves a new mall walkway, glazed atrium, cafe, staircase and lift, is due for completion by next summer. Meanwhile, the next phase of a refurbishment programme includes the installation of a mall cooling system, new seating and architectural changed to &#8220;open up&#8221; the malls so that they look and feel brighter. </p>
<p>Mr. Dajani said: &#8220;We are at a very exciting time in Meadowhall&#8217;s history and the centre is going from strength to strength.&#8221; It has also been &#8220;another fruitful year&#8221;, with national and international awards, &#8220;all high-lighting the fact that Meadowhall is one of he best shopping centers in the country. But we don’t want to sit in our laurels.&#8221; </p>
<p>Owners British Land will be aware of the competition that will be provided by the £500 Million New Retail Quarter in the city centre that will be anchored by a new and bigger John Lewis store along with 100 new shops. The company also owns other land in the east end of Sheffield and, wit the government restrictions on additional shopping space, is looking at developments such as offices and car showrooms as well as the proposed super casino through its partnership with MGM Mirage. </p>
<p>If all these regenerations projects are to go ahead, Sheffield stature of a shopping destination will rise, as a result of improvement to Meadowhall and the city centre, to help stop local shoppers heading for places such as Manchester, Nottingham and London.</p>

			<content:encoded><![CDATA[<p>Its that time again and Christmas is drawing near. Even with the increased renovation projects in Sheffield and new property developments on Bramall lane. Property prices in Sheffield have only risen by 0.3% between September to December 2005. Even though there are plenty of properties which have seen no price movement at all and some are even experiencing a price drecrease.  </p>
<p>Personally I don’t believe that this is a isolated case. The UK property market has generally slowed down and Sheffield is following suit. The usual Christmas slump is here but overall property prices are generally still increasing in Sheffield. People are still out there in the market looking for properties but as there is less competition for properties during this period, home owners are accepting offers either on or just under the asking price. The first time buyer market in Sheffield is still fairly strong but the family property market has flat lined but should recover during the new year period. However correctly priced properties can and will sell with ease.    </p>
<p>                •	The average property price in Sheffield now is £127,092</p>
<p>		•	South East Sheffield (S12 and S13) has experienced the greatest over quarterly price increase of 2.3%</p>
<p>		•	Hillsborough experienced an overall quarterly price decrease of 1.5%</p>
<p>		•	4 Bedroom modern houses in Hillsborough have suffered a price  decrease of 4.2% this quarter</p>
<p>		•	South East Sheffield has seen the greatest price increase of 12.9%</p>
<p>		•	The lowest price increase was 3.7% which was experienced by Dronfield</p>
<p>		•	4 Bedroom modern houses in south east Sheffield have seen an annual increase of 17.4% which 3 bedroom modern houses which are at 15%</p>

			<content:encoded><![CDATA[<p>If you’re local to Sheffield you may know that the final phase of the £30 Million development at Anchor Point on Bramall Lane was opened this Thursday just gone. It was opened by Neil Warnock, Sheffield United Manager. Fairly appropriate as he and his premiership team would likely become your neighbours if you were to live there in the near future. </p>
<p>So what does this mean?  </p>
<p>It means property value increase!!!  With the scale of the development and investment at Anchor point, it will have attracted a lot of media attention on Sheffield in general. We believe that this is one of the little pushes Sheffield needed for the “snow ball effect” We believe that this maybe the start to Sheffield becoming a dominant business city on par with the likes of Manchester, Leeds and Birmingham. Sheffield is receiving huge amounts of investment and interest not only from the property development industry but from the Government as well. As you know the huge renovation project in Sheffield is Government backed, the renovation also includes the rebuilding of the train station, we will talk about the renovation of the train station in a later post. We believe within 10 years time Sheffield will be a vibrant, dominant city and will play a major part of the UK’s economy.</p>

<p>The £30 Million investment at Anchor Point, Bramall Lane will have great effects to the surrounding areas of Bramall Lane. The investment into the development will surely increase the value of nearby properties. We also believe that the insurance rating of the area will decrease, from a high risk area to a medium/low risk area. We believe that if the manager of Sheffield United and his team move into the area (as stated in newspapers locally) then due to the nature of the people staying their, security and police presence would increase. As insurance ratings drop, property value increases as properties are deemed more desirable due to the decreased risk on ones property. This would also increase the renting price in the local area, again due to the increase of desirability of one place.</p>

			<content:encoded><![CDATA[<p>Castlegate is an important location, when Sheffield is concerned. It is one of the most used gateways in the city centre apart from the parkway duel carriageway. The huge renovation project has also included Castlegate, Victoria Quays and The riverside to be renovated. Castlegate is a key link from the city centre to the quays and riverside areas.</p>
<p>Ideas for the area include redesigning the whole market area and creating a whole new “mixed-use scheme.” There are also plans for redesigning the Broad Street and Sheaf market sites for new office developments to attract companies seeking either a mini base or main headquarters. With this new design it will allow the city centre to connect to the quays and riverside as a whole and will attract new businesses and residential apartments to emerge along the riverside.</p>
<p>The sheaf market buildings have already been demolished and are now ready for Phase 1 of the work to commence.</p>
